Soft Washing vs
Pressure Washing

Two very different methods. Same goal. Here's how to know which one your home actually needs — and why using the wrong one can cause real damage.

We get this question constantly — and honestly, we love it. Not because we want to show off (okay, maybe a little), but because the answer actually matters. Using the wrong cleaning method on the wrong surface can cause real damage. And in the Inland Empire, where stucco homes are everywhere, this is a really important distinction to understand.

Let's break it down simply and clearly.

What Is Pressure Washing?

Pressure washing uses high-pressure water — typically between 1,500 and 4,000 PSI — to physically blast dirt, grime and stains off of surfaces. The pressure itself is doing the work. Think of it like power scrubbing, but with water.

It's extremely effective on hard, durable surfaces that can withstand high water pressure without being damaged. When you need to remove years of built-up grime, oil stains or caked-on algae from concrete, pressure washing is often the right tool.

Best Uses for Pressure Washing

  • Concrete driveways and parking pads
  • Brick and block walls
  • Concrete patios and pool decks
  • Walkways and sidewalks
  • Garage floors and interior slabs

What Is Soft Washing?

Soft washing uses low water pressure — similar to a garden hose — combined with professional-grade, biodegradable cleaning solutions to remove biological growth from surfaces. Instead of physically blasting things off, the cleaning chemistry does the work. The solution is applied, allowed to dwell for a period, and then rinsed off gently.

The key insight is this: soft washing doesn't just clean the surface — it kills the growth at the root level. That means algae, mold and mildew don't just wash away temporarily — they're actually eliminated, which is why soft-washed surfaces stay clean significantly longer.

Best Uses for Soft Washing

  • Stucco home exteriors — the most important one in Southern California
  • Painted wood or fiber cement siding
  • Roof surfaces (shingles, tiles, metal)
  • Fascia boards, trim and gutters
  • Fences and painted surfaces
  • Vinyl siding

⚠️ The Stucco Rule: Always Soft Wash, Never Pressure Wash

This is the big one. High-pressure washing on stucco can crack the surface, dislodge the aggregate, and force water behind the stucco layer — causing moisture damage inside your walls. In Southern California, where stucco is everywhere, this is critical to understand. If someone offers to pressure wash your stucco home, politely decline.

The Pressure Difference: By the Numbers

To give you a sense of the difference we're talking about:

  • Garden hose: ~40–60 PSI
  • Soft washing: ~100–500 PSI
  • Pressure washing: ~1,500–4,000 PSI
  • Industrial pressure washing: Up to 10,000+ PSI

Soft washing is 3–10x gentler than standard pressure washing. That difference is what makes it safe for delicate surfaces.

What About the Cleaning Solutions?

This is where a lot of people have concerns — and understandably so. The cleaning solutions used in soft washing sound chemical-heavy. But the professional-grade products we use are biodegradable and environmentally safe. They're formulated to kill organic growth (algae, mold, mildew, bacteria) without harming your plants, lawn, pets or family.

We pre-wet all landscaping before application and rinse everything thoroughly afterward. In all the jobs we've done, we've never had a customer report damage to their plants or lawn from our soft washing treatments.

💡 A Simple Rule of Thumb

Ask yourself: "Is this surface hard and can it handle a lot of force?" If yes — concrete, brick, stone — pressure washing is probably fine. If no — stucco, wood, paint, shingles — soft washing is the right call. When in doubt, soft wash. It's the gentler and often more effective option.

Which One Do You Need?

Here's a quick cheat sheet:

  • Stucco home exterior: Soft wash — always
  • Concrete driveway: Pressure wash
  • Patio: Usually pressure wash (concrete or pavers); soft wash if painted or sealed
  • Roof: Soft wash — always
  • Wood fence: Soft wash
  • Block wall (unpainted): Pressure wash is fine
  • Pool deck: Pressure wash (with care near coping)

If you're not sure, just ask us. When we come out for a quote, we always assess the surfaces involved and recommend the right approach before we ever start spraying anything.

The Bottom Line

Soft washing and pressure washing are both valuable — they're just tools for different jobs. Using the right one matters, and using the wrong one can cause damage that's expensive to fix. That's why we always take the time to understand what we're cleaning before we decide how to clean it.
