Why Does Stucco Turn
Black in Southern California?

If you own a stucco home in the Inland Empire or Orange County, you've probably noticed it at some point — those dark, streaky patches creeping down the walls. Maybe it started as a small discoloration near the roofline, and now it's spread across half your front elevation. You've tried hosing it off. It doesn't budge.

Don't feel bad — this is one of the most common calls we get. And the good news is, it's completely fixable. But before we talk solutions, let's talk about what's actually causing it.

The Real Culprit: Gloeocapsa Magma

That scientific-sounding name is actually the key to understanding why your stucco looks the way it does. Gloeocapsa Magma is a type of cyanobacteria — commonly referred to as algae — that thrives in humid conditions and feeds on the calcium carbonate found in stucco and concrete.

It's airborne. It lands on your stucco, finds moisture and a food source, and starts colonizing. As the bacteria die off and new generations take hold, they develop a dark, protective outer coating — which is what creates those characteristic black and dark gray streaks.

🔬 Why Does It Spread From the Roof Down?

Gloeocapsa Magma typically establishes itself first on roof shingles (which also contain calcium carbonate as a coating). When it rains, the bacteria wash down the roof and onto your stucco walls — which is why you almost always see the streaks starting at the roofline and running downward.

Why Is This So Common in Southern California?

Great question — and the answer has everything to do with our climate. You might think Southern California's dry, sunny weather would make algae growth less likely. The opposite is actually true for a few reasons:

  • Marine layer moisture: Coastal moisture drifts inland overnight, especially in spring and early summer, providing the humidity that algae needs to thrive
  • Irrigation overspray: Sprinklers hitting your home's exterior create wet zones that stay damp for hours — perfect algae habitat
  • Warm temperatures: Algae grows fastest in warm conditions — and our climate delivers that year-round
  • North-facing walls: Walls that don't get direct afternoon sun stay damp longer, accelerating growth
  • Shade from trees and overhangs: Shaded areas retain moisture and are prime spots for algae colonization

Is It Just Cosmetic — Or Is It Damaging My Home?

This is the question we get asked most often, and the honest answer is: both. In the short term it's a cosmetic issue. Over time, it becomes a structural one.

Algae and the moisture it traps can gradually degrade stucco over years. The bacteria actually feed on the calcium in the stucco — which means they're slowly breaking down the surface material. Left long enough, this can lead to surface erosion, increased porosity (making the stucco more susceptible to moisture intrusion), and in severe cases, water getting behind the stucco into the wall cavity.

Beyond the structural concern, there's also the curb appeal hit — which matters a lot if you're in an HOA community or thinking about selling your home.

⚠️ Don't Reach for the Pressure Washer

This is really important. The instinct is to blast the algae off with a pressure washer — but this is one of the worst things you can do to stucco. High-pressure water can crack the surface, force moisture behind the stucco layer, and cause far more damage than the algae ever would. We'll talk about the right approach in a moment.

What About That Green Fuzzy Stuff?

Sometimes it's not black streaks but a green, fuzzy or slimy coating — especially in shaded areas or near the ground. That's typically moss or green algae, which is a slightly different organism but responds to the same treatment. Mold and mildew can also appear as dark patches, particularly in areas with poor airflow.

In practice, the treatment is the same for all of them — and the important thing is to address it before it spreads further.
